the process

Site Visit
We start with a site visit to get a feel for your land—views, access, terrain, and how it functions year-round. We’ll walk through your goals, size, and budget, while identifying any potential challenges early.
We look at:
-
Access for driveway and construction
-
Utilities: power, water, septic/sewer, internet
-
Slope, drainage, and build site options
-
Sunlight, privacy, and outdoor living

Design & Planning
Next, we design a home that fits your land and your budget. Whether you start with a plan or build fully custom, we’ll help create something that fits how you actually live.
In this phase, we:
-
Refine the floor plan, exterior, and structural details
-
Build a budget with real site costs included
-
Coordinate with your lender to align financing
-
Present a clear proposal and construction agreement

Permits & Site Prep
Once your plan and contract are approved, we take care of the paperwork and prep work so you don’t have to deal with the county. That includes submitting plans, pulling permits, coordinating engineering, and getting everything ready to build.
On site, we:
-
Clear only what’s needed and rough in the driveway
-
Prep the building pad and address drainage
-
Form and pour the foundation (slab, crawl space, or basement)

Build Phase
This is where your home starts to take shape. We frame the structure, dry it in with roofing, windows, and exterior finishes, then bring in licensed trades for plumbing, electrical, HVAC, and insulation. After inspections, we move into drywall and the finish work—cabinets, trim, tile, flooring, and paint—where your selections come to life.
During this phase, we:
-
Manage the schedule, trades, and day-to-day progress
-
Oversee quality at every stage
-
Coordinate inspections and approvals
-
Walk the home with you at key milestones

Final Walkthrough
Once construction is complete, we walk the home with you to test systems, note any touch-ups, and make sure everything is finished as expected. After final inspections and your certificate of occupancy, we hand over the keys and review warranty details and home care for the first year.
At this stage, we:
-
Complete a detailed final walkthrough
-
Address any final touch-ups
-
Finalize inspections and occupancy
-
Review warranty and maintenance
